How to Create a Maintenance Schedule for Your Laundromat

Preventive maintenance is the difference between a machine that runs for 15 years and one that dies after 8. It's also the difference between a $50 scheduled repair and a $500 emergency one. Here's how to build a maintenance schedule that keeps your laundromat running.

Daily Tasks (5-10 minutes)

Every day: clean lint traps on all dryers, wipe down washer door gaskets, check for standing water under machines, empty trash, and do a visual walk-through looking for anything out of place. These tasks should be part of your attendant's opening routine.

Weekly Tasks (30-60 minutes)

Once a week: pull and clean all soap trays (hot water soak, scrub channels, dry completely), run an empty hot cycle with cleaner through each washer, check dryer exhaust vents for blockages, inspect hoses for bulging or cracks, and test all coin mechanisms or payment systems.

Monthly Tasks (2-3 hours)

Monthly: inspect and clean dryer vent ducting, check water inlet valve screens for mineral buildup, test drain pumps, lubricate any moving parts per manufacturer specs, check belt tension on belt-driven machines, and inspect electrical connections for corrosion.

Quarterly Tasks

Every three months: have a technician inspect gas lines and connections, deep clean all dryer ducts from machine to roof vent, check water heater performance and elements, and review your parts inventory to restock anything running low.

Tracking the Schedule

Use a simple spreadsheet or a printed checklist posted in your back room. Each task has a line item with a date and initials column. When an attendant completes a task, they date and initial it. Review the checklist weekly to make sure nothing is getting skipped.

The Replacement Parts Buffer

Keep common replacement parts on hand: drain pump filters, inlet valve screens, hose washers, lint screens, coin slides, and soap tray liners. Having parts in stock means repairs happen the same day instead of waiting for a delivery.
