How to Weatherproof Your Laundromat for Every Season
Weather causes more laundromat damage than most owners anticipate. Frozen pipes in winter, overheated machines in summer, roof leaks in rainy season — each season has its risks. Here's how to prepare for all of them.
Winter
Frozen pipes are the biggest winter risk, and a frozen inlet line shows up on the floor as a washer that won't fill (our commercial washer troubleshooting guide covers the fill faults by brand). Insulate all exposed water lines, especially in unheated areas like utility rooms and exterior walls. On extremely cold nights, leave a trickle of water running through exposed pipes. If your laundromat has a vestibule or entryway, make sure the door closes fully — drafts can freeze pipes in adjacent walls. Keep a space heater in the utility room as backup.
Summer
Heat is the enemy of dryer performance. Long, lint-loaded exhaust runs and stuck damper hoods create back-pressure (Dexter's limit is 0.3 inches of water column), and hot summer air makes a marginal duct worse; our commercial dryers guide covers lint and exhaust maintenance by brand. Ensure adequate HVAC capacity — a laundromat full of running dryers generates significant heat. Customers will avoid a sweltering laundromat. Check refrigerant levels in AC systems before summer hits.
Rainy Season
Inspect your roof annually for potential leak points. Check flashing around dryer exhaust penetrations — these are common leak sources. Clean gutters and downspouts so water drains away from the building, not toward it. Keep a wet-dry vacuum on-site for quick water cleanup, and run the same leak-spotting routine after a storm that you use for machine leaks. Ensure floor drains are clear and functional.
Humidity Year-Round
Laundromats are inherently humid environments. Adequate ventilation is critical — exhaust fans, open air exchange, and dehumidifiers in extreme climates. Humidity causes mold, odors, and accelerated corrosion of metal components. Soap trays and machine surfaces corrode faster in high humidity — soap tray liners and regular cleaning help protect against this.
Emergency Preparedness
Keep emergency supplies on hand: wet-dry vacuum, pipe repair tape, plastic sheeting, and contact info for emergency plumbers and electricians. When weather damage happens, speed of response determines whether it's a minor inconvenience or a major disaster.
