The laundromat business looks simple from the outside. Put machines in a building, collect coins. In reality, there are dozens of ways to lose money before you even open the doors. Here are the ten most common mistakes new owners make.

1. Not Doing a Traffic Count

Location matters more than equipment. Before signing a lease, count foot traffic and vehicle traffic at different times and days. A great machine in a dead location will never perform.

2. Underestimating Build-Out Costs

Plumbing, electrical, gas lines, ventilation, flooring, and permits add up fast. Budget 30% more than your contractor quotes — surprises are the rule, not the exception.

3. Buying All the Same Size Machines

Customers need options. A mix of 20 lb, 40 lb, and 60+ lb washers serves the widest range of loads. All-standard or all-jumbo fleets leave money on the table.

4. Ignoring Demographics

Know your neighborhood. Apartment-heavy areas with few in-unit laundry hookups are ideal. Bilingual signage and labels are essential in diverse communities — not optional.

5. Skipping Preventive Maintenance

Waiting for machines to break costs 3-5x more than preventing the breakdown. Build a maintenance schedule from day one.

6. No Security Plan

Cameras, lighting, and visible security measures reduce incidents dramatically. Unattended hours without security are an invitation for problems.

7. Poor Signage

Customers shouldn't need to ask how to use your machines. Clear, professional, bilingual signage on every machine — including labeled soap trays — prevents confusion and complaints.

8. Not Tracking Finances Separately

Your laundromat needs its own bank account, its own P&L, and its own expense tracking. Mixing personal and business finances makes it impossible to know if you're actually profitable.

9. Trying to Do Everything Yourself

You can't be the plumber, electrician, attendant, accountant, and marketer. Identify what you're good at and hire or outsource the rest.

10. No Online Presence

At minimum, claim your Google Business Profile. Many customers search "laundromat near me" — if you're not showing up, your competitor is getting that customer.
